A villa renovation is a large personal investment, usually made once. These are the four concerns we hear most often, and the way we deal with each one is contractual, not conversational.
One accountable company
You sign one contract with NASH. Every trade on site - civil, electrical, plumbing, joinery, painting - works for us, and any issue, in any trade, is ours to resolve. No finger-pointing between suppliers.
Transparent pricing
Your proposal is itemised, so you can see the cost of each room and each package. If anything changes during the works, it is priced and agreed with you in writing before it is done - never billed afterwards as a surprise.
An agreed programme
You receive a written programme before works start, with the stages and the completion date set out. Progress is reported to you regularly against that programme, not described vaguely.
A clean handover
The project ends with a walkthrough with you, a snag list we close ourselves, cleaning, and handover of warranties and documentation - your home returned finished, not almost finished.

Questions villa owners ask us
Can we live in the villa while the work is done?
Often, yes - it depends on the scope. Targeted works such as a kitchen, bathrooms, or one wing of the villa can usually be phased so your family keeps a liveable part of the home, with dust screens, protected routes, and daily tidy-up. A complete refurbishment involving electrical and plumbing replacement throughout is genuinely difficult to live through, and we will tell you honestly if moving out for a period is the better option. Either way, the phasing plan is agreed with you before works begin.
How does the pricing work?
It starts with a site assessment - we visit, measure, and understand both what you want and the condition of the villa. You then receive an itemised proposal: each room and each package priced separately, with the specification written down. That means you can remove or adjust items before signing, and you know exactly what is included. If something changes mid-project, it is priced and approved by you in writing before the work is done.
Who handles the community and municipality approvals?
We do. Most villa communities require a renovation permit from the developer or owners' association, and certain works also need municipality approval. NASH prepares the drawings and documents, makes the submissions, and follows them up. We will ask you for the ownership documents the applications require, but the process itself is managed for you and its timing is built into your programme.
How long does a full villa refurbishment take?
We will not give you a number before seeing the villa, because it would not be an honest one. The duration depends on the villa's size and condition, how much of the electrical and plumbing is being replaced, the extent of kitchen and bathroom works, approval timelines in your community, and material lead times - imported stone or custom joinery, for example. What we do promise is that the programme you receive after assessment is a genuine commitment, with progress reported against it.
Can NASH do only part of the villa, or just one type of work?
Yes. Plenty of our residential work is a defined package rather than a full refurbishment - a kitchen and two bathrooms, external repainting, or new flooring throughout. Each package gets a written scope, an itemised price, and a proper handover.
