Joinery & MEP modifications - common questions
Can the work be done overnight so we keep trading?
Yes - overnight and closed-day working is standard for this package, particularly in F&B and retail. The scope is broken into stages that each finish within a working window, with temporary reinstatement where a stage spans multiple nights, so the outlet opens on time every day. Building access, noise restrictions, and permit conditions are confirmed with the landlord or mall before the programme is fixed.
Are the modifications certified and documented?
Yes. Electrical alterations are tested on completion and the results recorded; drainage and water connections are checked before the area is closed up; and the works are handed over with as-modified records. Where the building or authority requires specific certification for the type of alteration, that is identified at the scoping stage and included in the package rather than discovered afterwards.
Do you supply drawings for landlord approval?
Yes. Many buildings and malls require drawings and method statements before any modification - even a modest one - is permitted. We prepare the drawings, method statements, and supporting documents to the landlord's fit-out guidelines, submit them, and close out comments as part of the package, so the works start with consent in place.
What is the smallest engagement you take?
We do not set an arbitrary minimum. What matters is that the work can be delivered as a defined package: a clear scope, proper documentation, and a controlled programme. Some packages are completed in a single night; others run across several weeks of phased working.
